Hi, I'm a Singapore Citizen who recently got married to a foreign spouse. My foreign spouse recently got her LTVP in Mar 2021, valid for 1 year. I am hoping to buy Resale HDB via the Non-Citizen Spouse Scheme. Is there restrictions for me to make a HDB resale purchase now?

From your question above, you are eligible to purchase a HDB resale and even qualify for singles grant despite you being below 35 years of age. Hi Sir,

Yes, you're eligible to purchase a resale HDB flat under Non-Citizen Spouse Scheme.

Do take note that you will be the sole lessee for the flat, with your spouse as the essential occupier as foreigners cannot own HDB flats. This also means that only your income will be used for loan assessment as she is not the owner of the flat.

Hi,

1) Under the Non-Citizen Spouse scheme, there are 2 scenarios: you are below 35 yrs old or you are 35 yrs old and above.

2) Below 35 yrs old:
Your spouse must have a valid "Long Term Visit Pass" or "Work Pass" at the time of application submission.
The pass must have a validity period of at least 6 mths from the date of issue.

3) At or above 35 yrs old:
Your spouse must have a valid"Visit Pass" or "Work Pass" at the time of application submission.
The pass need not have a validity period of 6 mths from the date of issue.

4) The only difference between the 2 scenarios is the pass needed and validity period for your spouse. This does not affect your grant amount and type.
But note that if you are below 35 yrs old and your spouse did not manage to get a "Long Term Visit Pass", you will not be eligible to make any purchase.

5) There 2 types of grants available under the Non-Citizen Spouse Scheme for both scenario:
(a) Single Grant: $25k for 4-rm and smaller, $20k for 5-rm and bigger provided your avg gross monthly household income not exceed $14,000.
(b) EHG: Up to $40k for salary below $750, as low as $2,500 for salary between $4,251 to $4,500.
(c) Proximity Grant: $10k within 4km from your parents' residence, or $15k if staying with your parents.

6) There are no flat type or area restrictions if that is what you are concerned about. Except if the area you choose is not within 4km of your parents, you will not be eligible for the proximity grant.

7) You may starts by applying HLE if you intend to use an HDB loan before you start your home hunt:
