Hi Sir,

As long as you purchase any HDB flat, be it a BTO direct from HDB or a HDB resale flat, you will need to serve a fresh 5-year MOP before being able to rent out the whole unit or purchase another residential property (private or HDB).

For your case, you will be 38 years old when your Toa Payoh HDB meets its MOP. Assuming you are lucky enough to get a SOBF and is able move in immediately, you will only meet the MOP for this Tengah flat when you're 43 years old. Only then you and your wife can purchase your condo.

I'm not sure if this is what you're looking at, but that's like 8 years down the road before you can own a private condo. There may be other ways to "short-cut" this process.
