It would still be good to communicate in kind of the reasons for the change and why you are deciding to go with another option. Technically speaking, there is a CEA agreement required to be signed by owners and the appointed agent in an exclusive sale arrangement.

May I have more info and requirements about your plans so to make better recommendations? Thanks and look forward to value-add to your housing plans.

An exclusive agreement can be terminated whether it is signed or not, but the key thing is why are you looking at terminating an agreement?

Any form of agreement can be valid, even if verbal, but the enforcement process that can be cumbersome. Just like a sale and purchase agreement or tenancy agreement, the compensation process is not automatic and will require additional costs to be taken to seek the damages via the legal channels.
