Hi,

I would like to understand..

1. I have a HDB and i want to invest in a shop house. Am i subjected to HDB ruling in terms of the 2nd property within the 5 years MOP?

2. 2nd property does it includes commercial property?

As to your query, if you are buying HDB 2-storey shop, the upper floor is considered a residential component and you are required to pay ABSD for that portion, if this is not your first residential property. If you are buying a single storey HDB, there is no residential component, so no ABSD required.

For commercial property, you have to check if seller is GST-registered. If he is or the developer is selling you a unit, you have to pay for the GST. Some individuals would place their property investments in a holding company.
