Since this is for investment, you will need to consider not the price, but the value of the project you are buying into.
The price of Scala is lower than Terrene, but this cannot be the only reason to buy it. Foremost, it is cheaper because it is 99 years leasehold.
Next, the convenience of the mrt and the big shopping mall are already reflected in the price for Scala. In other words, there is not much growth in the area because it is already so developed.
