Since this is for investment, you will need to consider not the price, but the value of the project you are buying into.

The price of Scala is lower than Terrene, but this cannot be the only reason to buy it. Foremost, it is cheaper because it is 99 years leasehold.

Next, the convenience of the mrt and the big shopping mall are already reflected in the price for Scala. In other words, there is not much growth in the area because it is already so developed.

For Terrene, the beauty world MRT will only be completed in 2013-2014, which is also the expected TOP of Terrene. It is common for prices of property to increase sharply when MRT becomes functional and in operation.

I would like to add on to what Clifford has said.

The american schools, french schools, australian schools serve as a good motivation for expats families to look for rental units in the area. Take Woodgrove in woodlands for example. The project has been enjoying good rental demand since due to its vicinity to the American School. You can check the newspaper on Sunday about how the american school has made woodgrove popular with tenants.

This will help fuel rental demand.
No doubt due to location and tenure, there MIGHT not be a good capital gain. But this is good as anyone's guess. Scala is good if you are looking at rental yield cash flow instead of banking on a huge capital gain like properties in the prime district.
