Hi, I own a HDB together with my parents for the last 10 years. Can I still purchase my own private property? Secondly, the HDB is paid monthly using solely my CPF. How much loan can I roughly secure with my gross income of 7k?

Good morning,

Yes you can purchase private property as long as the 5 year MOP is met and the finances are comfortable. For SC 2nd residential property, a 12% ABSD applies. May I know how much loan is outstanding?

You will be eligible to purchase a private property as your 2nd property if you are a Singaporean.

In terms of loan, where there is outstanding loan, your maximum loan to value is at 45%, subjected to 60% Total Debt Servicing Ratio. To get a more accurate figure on the amount of loan you are eligible for, it is in your interest to speak to a banker proper.

Hi,

Yes, you will be able to purchase a second residential property as you have already fulfilled the MOP for the HDB.

Do take note that if you're purchasing a private residential, if your HDB is still under mortgage, your maximum loan for the new purchase will be capped at max 45%, subjected to TDSR requirements. You will also be liable for a 12% ABSD (if you're a Singaporean). If you're using CPF for the purchase, you will also need to set aside Half-Minimum Sum before you can utilise the balance in your OA to pay for your second property.

Dear Sir/Mdm,

You can purchase your own private property but do note that the Additional Buyer Stamp Duty will be 12%. As you have an current outstanding loan for your HDB, the maximum loan that you can take for the private property will be subjected to the cap of 50% of the valuation of the property.

You may wish to consider selling this flat and buying a condo to avoid paying the 12 % extra stamp duty and also to maximum the loan you can take. Please feel free to contact me so that I can understand your situation better and provide you with further assistance.
