Hi, i currently staying in the 3 room flat. Now im married & have 2 kids. Now intend to buy 4 room flat. If i sold my 3 rooms flat now & buy a 4 room flat . After deduction of remaining mortagre loan & the money return to my cpf, i need to pay another 30k to cpf. I need someone advice.

Hi,

May I know regarding this 30k, are you referring to the resale levy? If its buying resale HDB for your next 4 room, this resale levy is not applicable as the resale purchase is not considered subsidized housing.

I believe you mean you will encounter a negative sale if you sell your current 3RM flat? This occurs if the price that you sell, less off the outstanding loan is not able to fully pay back your CPF refund.

HI,

I would require more information before i can advice further.

Assuming that the 30k to CPF is to top up upon the sale, this will be considered a negative sale. How does a negative sale occur? It is when the sales proceed is not enough to cover the outstanding loan, CPF and the accrued interest.

However, do you really need to top up the outstanding to CPF in the event of negative sales? Possible not.

I am also curious how did you come to this amount, did you do the calculation via the HDB link? Perhaps we can discuss more and see if there any way to avoid this.

If the assumption is wrong, may i seek your clarification on what is exactly the 30k you referring to?

Dear Sir/Mdm,

For your case it is a negative sale. However, if you were to sell the unit at or above valuation then it will not be necessary to top up the 30k to CPF. It will just be a loss on the CPF part.

I believe you are referring to a situation of negative sale, and I believe you have also gotten the positive information where you need not pay back this $30,000 in the event that your unit is sold at or above valuation. I also believe that you have done a fair amount of research to reach this understanding that you have an estimation of how much your property can be sold.

The key here is to enhance the whole sales process to ensure that your unit will be sold at or above value, and this will involved intimate study on the market situation (study your competitors) and look into how you can outshine your competitors as well as enhance the selling price of your unit to achieve a good price for your place.

I am assuming you are referring to negative sales cases. No worries on that as CPF will waive off the requirement to top up your CPF provided you sell your flat at the market(valuation ) price and above. I personally have not encountered cases where CPF board asked my client for a top up in a negative sales cases although careful approach needs to be done in this type of transaction.
