Hi, I co-own a resale HDB for more than 10 years with one of my parent. My partner is a divorcee who previously own a DBSS. Sold in 2016. It was his second home. He had earlier sold one HDB 4 room in 2002. What are my options if I wish to keep the resale HDB, and buy a EC or a condo? We hope to get a EC though. Thank you

Hi,

Was your partner's 4rm HDB purchased with grant taken? It does appear he has bought 2 subsidized housing, hence will not be eligible to purchase from EC from developer.

It may not be bad news as buying EC from developer or buying resale HDB requires you to dispose/remove your ownership from your current HDB. If you wish to keep both your current HDB and your next property, you can only go for a condo.

Dear Mdm,

If you wish to keep your HDB, you will not be able to buy a brand new EC from the developer.

However, you do have the option of buying condo or EC more than 5 years old. Do take note that ABSD is applicable should you would like to be the co-owner of the new purchase with your partner.

Good morning,

Your best option will be resale EC instead of new EC. As your spouse had purchase one subsidized unit, both of you will be considered as second timer on the application. You will also be required to sell away or remove your ownership status within 6 months from key collection of the new EC.

Hi Miss,

Based on your above description, I regret to inform that you are unlikely to be eligible to apply for a new EC. Unless the following conditions are met:

1) your partner's first 4RM HDB flat is not a subsidized flat

2) you undertake to sell off or transfer out the ownership of your current HDB

If not, the next option you can go for would be a private condo. Do take note of the ABSD involved, and also if your current HDB is still under loan, LTV will apply too.
