As there's no recent transactions for similar 3 bedders in The Nautical, maybe you can provide me with your unit information so I can seek for bank valuations on your behalf.

By the way, when did you purchase this unit (exercise Sales and Purchase agreement)? Will you be subject to seller's stamp duty?

Whereas for rental, you might be able to ask for $3000 to $3500. This will depend on furnishing option, unit floor level, unit facing etc.
