Hi, I am planning to apply for a BTO flat with my mum. Because of the TDSR, do I need to sell away my fully paid Hdb flat before I can get a Hdb loan or can I ballot for it first while in the midst of selling? How about the proximity housing loan? Am I eligible for it? Please advise. Thanks.

Hi,

You should ballot for the BTO first and see how it pann out. Your HDB loan HLE can be applied later when you got your queue no, but no harm applying early to know what kind of price range you should work with. As it is understood you will have to sell away the hdb, the HLE will factor that into your account.

Pls note a resale levy applies if this BTO is your 2nd subsidized home. And it is payable from your future sales proceeds, in cash only. There is no proximity housing loan.

Good afternoon buyer,

I will recommend you to apply for Home Loan Eligibility (HDB loan) or In Principle Approval (bank loan) to find out how much can you loan first before commencing on any house hunting.

Since the next sales launch is in Nov, you still have around 2 to 3 weeks to get them sorted out.

Do take note that you will only have to sell off your existing HDB within 6 months from BTO's key collection date. If you need funds from the sale, so you might to sell it off earlier than required.

By the way, BTO purchasers are not eligible for proximity housing grant. Only resale HDB purchasers are eligible for that.

You can continue to stay in your HDB unit till 6 months from key collection of your new BTO unit. As it's a HDB requirement that all owners to sell away their existing unit within 6 months from key collection date, it would not be a problem to obtain the required mortgage loan. Depending on your income status, you can either opt for HDB loan or bank loan. As for proximity housing grant, it's only eligible for resale HDB buyers.
