Hi,

I am married with no kids and own a HDB currently. I am serving my MOP now which will expire in 5 years time. I have an intention of purchasing a 2nd property in perhaps 5 or 6 years time if possible. I will like to ask 2 questions:

1) Can me and my spouse use CPF funds to pay the downpayment of the 2nd property in future after my MOP expires?
2) Can we still keep the HDB and purchase this 2nd property?

Hi,

Let me help you with these questions:

1) Yes, both of you can utilise CPF funds for your second property, provided both of you have set aside the Half Minimum Sum in your CPF.

2) If either of you are Singapore Citizen, you are allowed to keep your HDB and purchase a private property.

Just to add, do take note that if you still have existing mortgage loan on your HDB after 5 years, you can only loan up to a maximum of 50% of the property that you are going to purchase. Also, you will have to pay at least 25% of the downpayment in CASH.

Afternoon,

Either of you must be SC in order to be eligible to keep the HDB when you purchase your second property. As for the usage of CPF, you have need to set aside the CPF minimum sum before you are allowed to utilize the balance on your second property. However, with all these being said, rules and regulation might chase down the road. Hence it would be good to keep abreast with the news as time goes by.
