Hi Guys, I am looking to purchase a 2/3 bedroom place around the Astor Green/Cavendish Park area. I was surprised at the PSF offered between the two apartments. Cavendish Park is approx $200 more than Astor Green and they are situated next to each other. Moreover, Astor Green is 4 years younger then Cavendish. Since both are 99 years leasehold, why is there a 20% difference?

Hi Damien,

From my analysis the difference is about $100psf, the transacted figures are also difference of less than $100psf.

There isn't really an apple-to-apple comparison. You may also need to understand that the layout of the condo, and other factors like the units available for sale now could have different facing and hence command a slightly discounted/premium price.

Hi Damien,

Probably you can change your focus to a nearby development, Pandan Valley. Even though it's above 30 years old, the whole development just underwent repainting program and installation of fibre optic technology (opeNet).

Every unit is very spacious and super ultra value for money.

Average PSF for PV is about $1000 PSF which is very reasonable for a condo which is FREEHOLD.
