Hi Gurus, we intend to rent out the whole unit out 5I 122sqm @650532. Appreciate your advice on the current market price, what type of tenants range we are expecting, what is the commission charge, how soon we can expect to rent out on confirming, etc... Cheers/Steve

allow me to answer your questions:

Market rent for your 5I flat will range around 2k to 2.4k.

As for the type of tenants range, to be honest, they can be local or come from all over the world as Singapore is a very cosmopolitan city. Many nationalities come here to work. But as the owner, you can request your agent to help qualify or shortlist your preferred tenant profile.

The commission charge is 1/2 months rental for 1 year's lease and 1 months rental for 2 years lease plus 7%GST.

How soon you can expect to rent out would mainly depend on your expected rental and your preferred tenant profile. Also, the number of agents marketing your unit would also play a part. Having a single committed agent marketing your unit, would always prove quicker as compared to having many agents doing it. A single committed agent would be able to control your price and your viewing timings/frequency, resulting in lesser hassles and a smoother process for you.

But the most important question would be, have you met the minimum-occupation-period(MOP) of your flat? Do note that if the MOP has not been met, it is illegal to rent out the whole unit.
