hi Gurus ,
I am 40, I am looking at property for investment. 2nd property, so I need to pay absd etc. no loan from first property.

As I do my calculations , when I needed to pay absd, and loan only able to get 25yrs. at interest fix rate 1.8%. If i purchase a property and rent it out. at 2.4 - 3 % rental yield, with all the maintenace fees etc. My rental and expenses will not be able to cover my loan repayment.
Unless i take much less loan and need to down pay much more cash.
Speculating that property prices will increase.
Don't forsee rental demand will overcome supply in near future yet.
Does this investment still make sense ? or is other investment vehicles like stocks, bonds , ETFs, etc make more sense ?

What are the things i need to look for ? for investment in property different from property looking for own stay ? example new launch , resale etc.

But generally any investment must have a clear understanding of the market trends, clear objectives and exit plan. But generally property investment is still good as it is something that you can hold on to.
