Hi Guru,
Need your suggestions about Resale flat valuation...
In process of buying resale flat near Pioneer MRT, I select one 5 room corner unit (112sqm) in Blk986C, 4th floor and SRX.com valuation is S$481k.
But agent final price is S$510k.
There is 30k difference between SRX and Agent Price.
What I should do at this movement?
Still try for HDB Valuation?
I understand that SRX Valuation Price is almost similar to HDB Valuation Price.
Please suggest...

Hi,

Usually SRX valuation has to be taken with a pinch of salt. This is not done after visiting the unit, seeing the condition, status of renovation, etc. In many cases it is lower than actual valuation.

They just do a computer based computation based on recently conducted transactions which is highly incorrect. A unit with granite flooring, good renovation in toilets and kitchen, nice cornices, grills, electrical fittings, aesthetic enhancements, etc can definitely command a better price.

Previously owners were allowed to do valuation before hand. But now after giving the OTP, owners have to let the buyer do the valuation.

My suggestion is, if the house is extra-ordinarily good and well renovated, please donot mind a little bit price difference. If you buy a cheaper one, you may have to redo certain things in the house which in the end works out to same price.

It is ultimately the satisfaction which you and your wife derive from the house that counts rather than the price...!!
