hi, Far east won Jalan Anak Bukit at $989 PSF and there is expectation for it to be launch at $1.8K PSF on day 1, since average construction costs are around $500 PSF now with 10% margin, do you think this is possible and what is your prediction of JAB on launch day? Thanks.

Hi,

Generally speaking Far East usually prices their development at a premium given their track record and quality of their developments (engaging top architects, builders and partners). You need not look far to see their One Holland Village setting a new benchmark in the Holland locality for a 99 year leasehold project. It is also likely the exact locations of the stations of the cross island line (western section) will be announced by then and it could give the area an uplift as buyers can see the improved connectivity. I believe they will be looking at a minimum of $2k - $2.2k psf range, since nearby new launches in Beauty World are transacting thereabouts, but that's just my 2 cents opinion. It will also depend on market sentiment then.

    hi if thats the case early LINQ buyers who bought at 2.2-2.4K PSF will face alot risks though it was sold out in a day, esp if JAB can price lower than LINQ for a fully integrated development. I am monitoring this project closely due to the low land bid, predictions on launch day range from $1.8K-2.5K PSF, which is very wide.

    One holland village land was bought at $1888 PSF, but selling price was $2.5-3.2K PSF, so JAB may be a good buy if one gets a good ballot number on day 1

Personally, I do not think that they will launch the project at an average of below $2000psf. It's likely to be above that, though there may still be a chance for a few of the less desirable units launching below $2000psf to attract the mass Buyers into the project.

1) I totally agreed with Ivan Ng's opinion in general that you can expect a benchmark price for this Jln Anak Bukit.
2) However, not sure whether have you considered this is an integrated development, i.e. Beauty World Bus Interchange is a future integrated Transport Hub, comprised of commercial and residential, connecting with Beauty World MRT station.
3) When putting all these considering factors into this development, an integrated development has a 25% premium against a pure residential development.
4) There are also quite a substantial road widening and extension in this development. You won't be surprised to see the launch price will be range from $2,2xx~$2,4xx psf.
5) Moreover there are a lot of Far East's fans and overseas buyers who will be interested in this mass development with only around 700 units.
6) With the strong sales of The Linq at Beauty world (120 units), launched at $2,0xx psf with the highest at $2,4xx psf fully sold within 2 months.
7) And the 88% sold on launched day of Pasir Ris 8 (an integrated development in Pasir Ris), launched at $1,8xx~$2,0xx psf showed a strong attractiveness to buyers on integrated development.
8) I strongly believed that the Far East has the confidence to launch at that price range than anything lower.

    Thanks the challenge is the price prediction on launch day differ widely, i have attended a few propnex webinar and the in-house research team was predicting launch price of $2K PSF on day 1, while kevin foong predicted $2.3K PSF, the lower than expected land bid has resulted in huge variance in terms of prediction for JAB site
