Hi,

Currently I own 4 room HDB flat with HDB loan and would like to upgrade 5 Room with Bank Loan? I would like to use my sale proceedings/CPF returns from 4 Room flat to purchase my 5 Room flat. Question Here is
1) Am I eligible for Bank Loan?
2) Can I able to use CONTRA Facility?
3) If I am eligible for Bank Loan, to purchase 5 room flat , I have to sell my current flat to get sales proceeding/CPF return? How to proceed in these situation?
4) Do I need to apply bridging loan?

Please advise how to proceed for above scenarios?

Afternoon JA,

In order to fully assist you, I would need the following data:

1) How much cash proceed and CPF return you can get upon the sales of your unit?
2) How much cash and CPF do you have at hand?
3) Which estate are you looking at?
4) Would you be in a rush to move into your new unit?

In response to your enquires, here are my suggestions:

1)If you do not have bad credit record and have being employed for more than 6 months within your current company, you should be able to get a bank loan.
2) Enhance contra facility is only applicable for sales and purchase using HDB lawyer. However, when you utilize bank loan, you are required to engage private lawyers to act on your behalf.
3)Many upgraders have went through similar process. Depending on your situation and requirement, I will use different methods to move you towards your intended plan.
4) Bridging loan are applicable if you need to more into your upcoming purchased unit prior to the refund of CPF and cash profit from your sales.
