Hi all, would like to ask some questions. I have a hdb and have fully paid. I intend to sell it and buy a 4rm flat . How much cash can i get back if i am below 55? Is there a percentage of the cash portion retain by cpf? Can i purchase a private property after buying my 4rm flat?

Afternoon,

Upon selling your HDB unit, the CPF monies will be returned to CPF board and you will get your cash proceed. If you are buying your next HDB unit with bank loan, you are required to put in 50% of your cash profit into it, before HDB will loan you the balance, after including your CPF monies.

Any purchase from 30 Aug 2010, buyers are fulfill the 5 years MOP before they are eligible for any further purchase or sales.

Dear sir/madam,

As you do not have any outstanding housing loan for your current place, your cash proceeds will be the final selling price minusing off the applicable levies and upgrading costs as well as the utilised CPF + accrued interest. You may refer to this website to determine the amount if you have Singpass to access:

As you are below the age of 55, you will not be required to retain a minimum sum in your CPF account.

As for purchasing a 4rm unit, you will require detailed planning according to your age as well as loan tenor, as effective 6th October, the MAS has released a new set of regulations for home buyers which you may wish to read more here:

In addition, you will be required to fulfill the 5years Minimum Occupation Period of the purchase of your 4room HDB before you are allowed to purchase a private property.
