I'm sure you are well versed with the advantages of mature estate to post this question.

In order to buy a HDB flat that is near to 60 yrs lease remaining, you will have to consider the below:
(1) Is this your final matrimonial home?
(2) Resale value is definitely drop when it is less than 60 yrs lease.
(3) No or minimum investment yield from this.

If you are well aware of the above risk, and willing to accept as it is, then. yes, there are nothing stopping you from buying it.

You will need to understand that in the event you choose to purchase such unit, the main purpose should be for own-use. Such unit tend to have lower seller price when it's remaining lease is lease than 60. Buyers would not be able to utilize full CPF therefore they need to come out with more cash. However, if the location of your unit is prime, who knows what might be installed for you.

Good evening buyer,

It depends on your needs and wants.

I will advise my clients to downgrade to a smaller flat or an older flat so they can cash out from existing property to have a better and enjoyable retirement or to meet their financial obligations.

If not usually I wont encourage due to future resale value and restrictions on CPF usage and loan amount which in turn means that you will have trouble finding potential buyers in future and will most likely make a loss.

But of course it's your call as you might have your own reasons in thinking of getting one too.
