Hi Agents! Would like to seek for advice

My hubby and I are planning to upgrade to freehold condo but we are not sure on how the bank loan calculations work. If possibly we would like to live in a 2 bedroom or 3 bedroom ones.

Here's some context:

- Hubby (46yo) and I (36yo) have a monthly combined income of $7k. We are both Singaporeans.
- We're currently living in a HDB 4A corridor end flat (no corridor windows), #06 floor at Simei Road. Flat has already MOP and we're planning to sell minimum of $650k or more based on the resale transactions there. Balance hdb loan to pay is at $160k currently.
- Currently he has a monthly car loan that has one year left to pay.

How much of a bank loan would we be able to get roughly based on this? And what are the interest rate like usually? Is it possible to get a freehold condo? We are interested in Changi, Pasir Ris, Tamp, Simei, Tanah Merah and Bedok area as our parents live nearby there.

The loan attainable depends on also whether you have any other loan installments besides car loan, as well as your credit score. May I know the monthly car loan installment as well? Let's assume the following

Average age 41
Gross monthly income with monthly cpf contributions $7k
Car loan installment $1k
Good credit score

Your approx loan attainable will be $527k, based on 24 years loan tenure, and required 4% rate calculation under TDSR.

Assume your sale cash proceeds plus cpf refund will be approx 475k, we have the following

Cash sale proceeds and cpf refund 475k
Max loan attainable 527k
CPF OA ?

It will depend on how much CPF OA you have available for the purchase. For a $1mil budget you should have some 2 bedroom options in the flora area for freehold condo, but they may be older projects.

May I know how much CPF OA available so to ascertain your working price range?

Based on the preliminary information that you have provided, you should be able to get a bank loan of about 700k. Together with the 400plus k sale proceeds that you can get from the sale of the current HDB, you should be able to afford a condo of about 1.2 mil.

Interest rates (as of now):
~3.2% to 3.6% p.a. for fixed rates, and slightly lower for floating packages — but these shift quite a bit.

From the sale of your HDB:

If sold at $650k and minus $160k loan + CPF refund (depends on usage), your cash/CPF proceeds could be around $300k–$350k to use as downpayment.

So yes, with a budget around $1M–$1.2M, freehold 2-bedders in Pasir Ris, Simei or Tanah Merah are possible (3-bedders may be tight unless it’s a smaller or older development).
