Hello,

The landlord is asking us to structure a 12 month tenancy such that we pay higher rent for 10 months and do 2 rent free months at the end (so the effective monthly rent is what we have agreed upon), because they have a loan on their property and the bank requires them to get a higher rent on this property.

Kindly advise if this is legal and if yes, what is the appropriate way to put such a clause in the tenancy agreement.

Hi, where rent is concerned and as long as both landlord and tenant agreed to it, then it is considered legal in the eyes of the law.
