Hello, I am thinking if I should sell my 1 bedder condo. Do you think is a good time now? From what I see is about $920-940k now. I am staying in mid floor, not facing MRT side.

These are some of the information.

Purchase price: $800,900
Stamp Duty: $18,627
Lawyer Fee: $2357
Property Tax (annual) : $1800.00 (It varies over the past 4 years)

Most units in Commonwealth Towers generally has enjoyed some capital gains (be it paper/actualized) and has consistently generated good rental returns, and it will continue to do so given its good central location. May I know your objectives in selling? Is there another bigger property in mind that you feel can meet your lifestyle purposes better? Or another use of the funds that will be unlocked for the sale proceeds?

Generally if there are better options in the market, it may be a good time to recycle the capital into better growing properties. Look forward to understand your objectives better before making the most optimal suggestion for your requirements.

Contrary to popular opinion to sell because its a sellers market. I would advise you to NOT SELL and hold on to your property. This market is currently in the UPSWING for larger units. The rent will still be high for a good 2 more years before we see any correction, You have all the time in the world and capital power to hold and demand higher rental for the next 2 years when the real demand for 1 bedders flow in! So hang in there and wait. Patience is virtue!

Commonwealth Towers is a good purchase back then as price have appreciated by about 20% and most of the owners have made a tidy profit from the sale. In my opinion, this is a good time to consider locking in a profit. This is because with the raising interest rates, buyers may turn more cautious when making an investment or when home buyers are buying for own stay. The target audience for your unit are mostly investors or bachelor and couple. This group of buyers may be more sensitive to rate change.

1) According to my analysis in this area. The TOP gain in this area is not fantastic but the 5yrs gain after TOP was quite good.
2) So far Commonwealth Towers' annual gain rate is the lowest among all, around 1.9% appreciation compared to others of over 2.1%.
3) The gain from this project is unlikely to pick up tremendously for the next 2 years. It is almost on a straight-line growth at the moment.
4) It would be advisable to let go if you already have a plan on what to do next after selling.
