I assume you have paid the ABSD for the 4 bedroom condo. Will you be eligible for remission of ABSD in this case if you sell your HDB? If you are eligible, and this HDB does not serve any emotional attachment to you and your family, I'd reckon selling it. If there is intangible values attached to your HDB, then it is definitely difficult to provide any opinion because everyone's value to non-tangibles will differ.

    No remission, I paid ABSD for my 1% share of new condo..my wife owns 99%..Therefore to rent and sell the HDB depends on each pros and cons..ie. to have a rental income or sell and invest the sales proceeds.
Hi Sir/Mdm,

As you currently own a HDB flat, I assume that you would have paid the Additional Buyer Stamp Duty already and you would not be able to get back the ABSD if you do not sell the HDB.

In my opinion, as the amount of the ABSD is quite significant, I would recommend selling the HDB in order to get back the ABSD paid. This is because although the HDB is able to provide you a good rental yield, but you will need many years of rental income just to recover the amount. Moreover, your lease is decaying during these years and therefore the value of HDB may decline as the lease gets shorter. HDB price is at an all time high now and therefore it makes sense to sell and invest the money in similar high yield products that may be less hassle free.

By holding on to the HDB, you will stand to benefit from the rental income but at the same time, forfeit the stamp duty paid and also expose yourself to the risk of HDB prices declining in the future. Good afternoon,

I assume the ABSD has been paid for the condo purchase since its the 2nd residential property. If that's the case, we would have to work backwards to see how much net rental is required to recover this amount as it will not be possible to be refunded should you choose to keep the 2nd property.

If the HDB is still a relatively new HDB (less than 10 years old), assuming a 10 year recovery period for the ABSD, it is still worthwhile to keep as the property value is unlikely to flunctuate much and can serve as a good retirement rental income source.

It would be ideal if I could also have some idea of your overall situation such as your objectives next and also a better idea of the home loan outstanding for the condo.

Based on the limited information provided, I assumed that you had paid ABSD for the 4BR condo a few years ago?

Also, is this 4BR for your own stay? Or is it for investment purpose?

If you had paid ABSD and is eligible for a refund, my advice is to sell off the HDB flat and get back the ABSD. The funds can be better use to possibly purchase another property with minimum outlay, if you had good and proper planning a few years ago when you had purchased the condo.
