Afternoon Vincent,

Firstly, how do you define as "Good Buy"? Are you working on price per psf or good location, nice reno yet lower than average pricing?
Secondly, are you looking at purchase of staying or capital / rental returns? Good buy would then determine the rate of return which even experts can only provide with an "open ended" estimate.
Lastly, will you be interested in older properties with lower plot ratio which provides possible option for enbloc? This would then be a game of luck which buyers need to weigh the pros and cons.

Hi Vincent,

What is exactly a good buy? This is really a very open ended question for us to answer like what Mike has mentioned. Most of my buyers are happy with their purchases and sellers are happy with the selling price. Does that consider a good purchase/sale?
