What is the reason for not using the same agent, landlord not willing to pay commission?

Agent will reserve his or her right to claim the commission directly from you if he or she unable to obtain the commission from the landlord since you signed docs without the agent presence.

No worries, you can ask the agent to talk to the landlord for you if you not sure.

All tenancy agreement always have this renewal clause.

It is usually a practise to pay service fees for the renewal of lease but the agent should always explain each form to be signed and the client should also so their due diligence in reading through the documents before signing. Put it simply that today if landlord is unwilling to renew your lease, you would likely be engaging the services of an agent to look for a new apartment, thereby incurring agent fees again. This is a private agreement between you and your agent therefore you can probably speak to the agent privately again to resolve any misunderstanding.

If I were the agent in this case, I would be firm in my position in collecting the service fees for renewal because I know I would have explained the clauses in the estate agency agreement to be eligible for service fees during renewal.
