Folks, my lease is up for renewal in some time, and i'm in a bit of a quandry. When i moved to singapore 2 years ago, the agent I use got signed from me a document, amongst a sheaf of documents that states that I have to use their services only if I need to do a lease renewal, and I need to pay them a 'service fee' for this.
Is this even legal? Is there some way I can get out of this snare? The current landlord is willing to do the renewal directly, but this is stopping me from doing any paperwork.

It is usually a practise to pay service fees for the renewal of lease but the agent should always explain each form to be signed and the client should also so their due diligence in reading through the documents before signing. Put it simply that today if landlord is unwilling to renew your lease, you would likely be engaging the services of an agent to look for a new apartment, thereby incurring agent fees again. This is a private agreement between you and your agent therefore you can probably speak to the agent privately again to resolve any misunderstanding.

If I were the agent in this case, I would be firm in my position in collecting the service fees for renewal because I know I would have explained the clauses in the estate agency agreement to be eligible for service fees during renewal.
