In my opinion, if you have the finances to buy the EA flat without using the cash proceeds from the sale of your 5rm flat, it is best to buy first then sell later. In this way, you are able to move into your new EA flat immediately after selling off your 5rm flat.

Before that, you need to know the estimated selling price of your 5rm flat and the cost of the EA flat, so that you can work out the sums. I am able to assist you if you have not done so.
