Dear Property Guru,

May I ask what is the lead time for an owner to fix air conditioning problem?
It's been 20 days and our AC problem was not totally fix. The owner do sends tech to service the aircon but it just last for one night and the same issue happens again.

We have just used the air con 2 night in total for 20 days as we have just move into the unit. We have ask the owner to replace the AC if in any case after another repair the aircon still have issue or maybe last for a couple of months only. Is there any grounds that they are oblige to replace the AC? Thanks a lot.

Hi, in the first place, did you engage an agent and to have a proper Tenancy Agreement signed between the landlord and yourself?

    Hi Aaron,

Yes I do have an agent and the owner as well.
We do have a TA which indicates that the owner will be responsible for the AC repair.
Is it correct to say that my agent should be the one checking on this and making it sure to expedite the problem? As mentioned we just move to the place, during the turnover everything was working fine maybe since we tested out everything for a short time only.
    Thanks.
