The tenant is responsible for quarterly maintenance of aircon. This refers to the cleaning of the aircon. This is not part of the repair clause. Tenant is fully responsible for "maintenance" of aircon.
The repair clause apply when there is a breakdown of e.g. electrical items including aircon. So, if the aircon breakdown and needs to be repaired, then the repair clause applies i.e. depending on the amount stated in the TA.
