Dear legal advisor, please advice me. In the tenancy agreement clause there isn't anything stated regarding to major repair payment. The house I rented, the toilet door has some damage. we agree to make payment and we understand that based on the repair and replcement clause, the initial payment of $150 has to be bared by us and the balance by the owner. But the owner demands us to make payment of $500 of the actual door price. We felt that they took advangetage to replace the door of a better quality then the previous which is estimated about $250 to $300. It is not fair and the owner wants to file small claim on us for other items as well. I want to understand on major repair and is it fair for us that the owner can do this .
