I wouldn't say no to the price you have quoted, nevertheless, given the existing market sentiments as well as the prices of the various units in the market, would you think that your unit will be attractive for potential buyers?

Instead of quoting based on prices of surrounding projects, would it be better to work out the final sum based on your initial investment plan to market the unit?

With the current market, anything is a possibility unless you try. There are always factors that govern the prices of properties but many buyers buy by impulse and feelings too. Hence, certain things need to be done to the house to enhance its prestige and capture these buyers.
