Hi,

Yes can purchase 2nd property after 5 years MOP is met, as long as there is 1 SC in the household. However, policies do change over time, hence you never know. As you are SC, you are eligible to purchase your second property upon fulfilling MOP. ABSD of 7% will be payable by cash and you will be required to fulfill CPF minimum sum before you are eligible to utilize the balance on the next purchase.

Hi, Raymond,

Congratulations to your decision on purchasing your 2nd property.

Since you are a Singapore Citizen (SC), you are eligible to purchase your 2nd property upon fulfilling the 5 years Minimum Occupation Period (MOP). You are only allowed to buy private residential property (you cannot own two HDB Flats concurrently)
Some important points to take note:
- Mortgage Loan (between 80%-50%) – Depend on whether you have fully paid your current property
- Additional Buyer Stamp Duties (ABSD) is payable for your 2nd property. If you intend to purchase the 2nd property under both you and your wife, the ABSD is 10%. If the purchase is under your name only, the ABSD payable is only 7%
- Buyer Stamp Duties (3% minus $5400) is payable.
- You can utilize CPF for your 2nd property upon meeting your minimum retirement sum ( for your case, only need to set aside half-minimum sum)
- Total Debt Servicing Ratio (TDSR) – You need to meet the TDSR 60% requirement.

Hi,

As long as there is a SC in the formulae, you will be eligible tp purchase 2nd property, but must be private in this case.
All family is only allowed to own 1 HDB flat.

To purchase 2nd property, there are some important points to look out:
(1) ABSD: 7% for SC & 10% for SPR
If you listed yourself as sole owner in 2nd property, you're subjected to 7% ABSD
If you list both you & your wife as owner, you are subjected to 10% ABSD

(2) 2nd loan:
If you still servicing current loan for your HDB, you can only get 50% loan.

Please also note that you have to fulfill your 5yrs MOP.

Hi Raymond,

Yes, you will be eligible to purchase a second residential property, as long as you have fulfilled your 5-year MOP period for your HDB flat.

However, do take note that if you proceed to purchase under joint-names with your wife, ABSD applicable is 10% for 2nd property. If you purchase under your sole name, ABSD is 7%.

However, there may be ways for you to enjoy some savings from ABSD though. I will need to understand your situation first before I can give a more appropriate recommendation.
