Dear Guru(s),

My husband and I are both PRs, can we buy the HDB called Aspella which is located at Compassvale Link and right next to the Buangkok MRT station?

We are very keen in buying a HDB with the following requirement;

a) Preferably less then 5 years of age from building (are we eligible?)

b) 4-5 rooms needed with 1200-1500sq m.

c) near Fernvale Primary School or within 15 min driving distance.

d) Budget around S$450,000.

If you are looking at at least 1200 sqft (abt 111 sqm) for newer HDB flats, you will probably need to look at 5room flat at least. Newer HDB flats (< 8 years of age) are smaller (as compared to earlier developments), 4 room flats averaging to be around 95 sqm. If you want a bigger 4 room flat (>100sqm), you will have to look at flats of age around 12 years and up.

Once new flats have passed their first 5 years mark, you can purchase them as a resales flat.

Some statistics:
4 room flats around fernvale LRT (very near Fernvale Pri)
Area: 95 sqm / 1022 sqft
Age: 5 years
Approx Price: $330k + - (depends on many conditions like facing, level, exact location etc.)

5 room flats around fernvale LRT (very near Fernvale Pri)
Area: 114 sqm / 1227 sqft
Age: 5 years
Approx Price: $425k + - (depends on many conditions like facing, level, exact location etc.)
