Dear Guru, My HDB 5rm in Tampines will fulfill MOP on 30 Apr 12, when is the earliest i can market the house? Also what is the selling price i should be able to fetch? My is a Jumbo ( two 3rm) and renovated 2 yrs ago.

Afternoon Char,

Is your unit a 5 room flat or Jumbo? They are of different specification hence command different prices. If you have checked with HDB and comfirmed that your MOP is on 30th Apr 2012, you can start marketing your unit in mid or late Feb.

    The date of purchase is 1 May 2007, so 5 years should be 30 Apr 2012 right.

Based on your description, yours should be a jumbo unit since 2 3-rm flats combine into one single unit. However, HDB defines as a 5rm flat. But this is not a big concern.

Anyway, since your MOP is on 30th April 2012, probably can start selling after Chinese New Year.

Valuation process will probably take 1 - 2 weeks. After that, need to conduct marketing and viewing of your flat. Depending on how realistic your asking price is, the time taken to secure a buyer may vary.

However, looking at the timeline, probably you can secure the right buyer weeks before the MOP date, thus the buyer needs to wait.

I need to know the valuation first before making an estimate for the selling price.
