Can I buy a landed property? I am a Singapore citizen, my husband is American. We both live in HK now, planning to relocate to SG, but husband will still be working in HK. Can we buy a landed property in SG if I am a housewife (no income) and my husband works offshore (in HK)? Expecting a SG baby soon (if that matters at all).

Hi,

In this case, since the property will be purchased on a joint name basis and since your spouse is a foreigner and the sole person financing the property, may need to get approval from SLA.

You are however, eligible for all leasehold or freehold condos, without any approval required from SLA. Thanks and hope to understand your plans and requirements so to make better recommendations.

Do let me explain more in depth on purchasing a landed property in Singapore.

As a Singaporean, you definitely can solely purchase and own a landed property but you cant purchase along with your American husband, as he is considered a non Singapore citizen. You guys need approval from SLA's LDAU to proceed further. I will suggest you to seek approval first before house hunting if you require bank financing based on your hubby's income (only owner can apply for mortgage).

But good news! If you opt to purchase a landed in Sentosa, you will not be hit by this restriction.

If not, you opt to purchase strata landed (cluster housing) in condo development or approved townhouses.

Considering you're expecting your Singaporean baby soon, I'd think that you need to be back in Singapore real soon.

While you may want to seek approval with the Singapore Land Authority for the purchase of a landed property, why not considering renting one for the time being? Otherwise, you might want to consider a condominium unit.

Dear madam,

We have encountered countless of situations where buyers are in similar situation as yours. Both of you are eligible to purchase under joint ownerships only if you have gotten approval from the Land Dealings Unit from Singapore Land Authority. Application fees is involved for this process.

You may wish to explore landed homes within a condo development too as these will be more straightforward process in purchase. There are a couple of interesting units available in the current market too. Otherwise, the only landed units which foreigners can purchase outright will be on the island of Sentosa which comes with premium price tag and they are leasehold properties.

Hi friend,

As a Singaporean, it is your birth privilege to purchase a landed property, in your case, only in your sole name.

If the purchase is in cash and no loan, go right ahead and start looking for your ideal landed home.

If a loan is needed, it would be taken in your husband's name ( or both ) as you have no income of your own. That means the purchase would be in both names AND SLA approval is required.

Like other fellow agent friends have mentioned, you have also other housing options.

Hi,

As a Singaporean you are entitled to buy a landed property but under your name only as your husband is a foreigner. As you have no income you might not be able to get a loan under the conventional method. You can still obtain a loan by pledging your assets with the bank.

Alternatively, you can look for a strata titled landed property that is classified under condo. For those property, you can put both your names and obtain the bank loan.
