Due to the demographics of landed properties owners, most of them are owner-occupied and landed properties unlike other private or commerical properties are also limited in their supply. Such owners usually have strong holding power as well and thus, it is rare that you will find owners being forced into a position to sell or selling at fire-sale prices.

Landed properties are generally a good buy even at this point of time because of limited supply of new properties and increasing demand by affluent Singaporeans.

I'd advise against timing the market.
