Am I liable for paying for replacement of ceiling fan and toilet ventilation fan which are both beyond repair and need to be replaced? My agent said the first $200 per item is paid by the tenant. Which I think it is not fair as both items are damaged due to normal wear and tear. Landlord should be liable for it. They are not minor repairs. Please advise me.
