Am I breaching any regulations if I am signing a TA which is for 10 months? So, less than a year.

-There's no diplomatic clause in TA, so What happens if I have to break contract early. Do I soleley forfeit my deposit and reimburse agency fee? What happens with the outstanding months on the contract?
-Landlord is selling around the end of the contract. What clauses do I need to protect me/to ensure I can stay for the full 10 months contract/have my deposit returned etc?
