Tks for your speedy answer. Also, other questions:

-There's no diplomatic clause in TA, so What happens if I have to break contract early. Do I soleley forfeit my deposit and reimburse agency fee? What happens with the outstanding months on the contract?
-Landlord is selling around the end of the contract. What clauses do I need to protect me/to ensure I can stay for the full 10 months contract/have my deposit returned etc?

    Much appreciate your help!

Local regulation is a minimum of 6mths.

so long as the Landlord is agreeable to a lease of less than 1 yr , you are fine.
