ABSD for PR buying 1st residential property.
PR is married to a Singaporean woman who owns her own property in her own name.
Is he allowed to buy the property solely in his own name? If so does he need to pay ABSD?

Dear sir,

ABSD is applicable at 5% of the purchase price or valuation whichever is higher for purchasing the 1st residential property in Singapore. If purchased together with the wife who is a Singapore citizen and already own 1 residential property under her own name, the ABSD applicable will be 12% as it will be her 2nd residential property in Singapore, and the higher of the applicable ABSD applies in this situation.

The important consideration will definitely be the financing options available as a single buyer (loan eligibility on top of downpayment required).

Hi,

1) ABSD for PR is 5%.
2) PR is allowed to buy private property under a single name subject to 5% ABSD.
3) If buy with SC as a matrimonial home will not incur any ABSD. This is applicable when SC does not own any property.
4) SC owns 1 property and buy with PR as a matrimonial home will incur 12% ABSD. Since this is SC's 2nd property.

Can I check if the wife is owning a HDB or private property? There is a difference as HDB does not allow spouses of HDB to purchase a private property within 5 years MOP.
