A friend of mine signed a one-year contract of tenancy agreement with an owner , with six months in diplomacy clause. As she found a new job and wanted to rent a new place closer to her office, she moved out that house in the fourth month. With owner’s agreement, she was able to sublet that room to another tenant. Agreed also , my friend will end the TA by end of sixth month.
Now is seventh month. That tenant has moved out. There was some confrontation between that tenant and owner. According to owner, the tenant left some bulky items in the room and didn’t hand over to owner one key to a cupboard. The owner claimed because of all these the rental is still running on and refused to return the advance to my friend.
In order to get back the advance, what should my friend do? And where does the owner and my friend stand in this case?
