1. Planning to buy a resale HDB and have been PR from last 3 yrs only, is buying in 2022 is the right time or should wait for a while may be 1-2 years as currently market shows the rates are inclreasing
my preferred area is East of Singapore.
min req is 4-5 room unit
2. what are the different ways to arrange the 30% cash if there are not sufficient savings, where get loan approved for 75 % will never be an issue

Hi,

In my opinion, if your plan is to stay in Singapore for the long term, it makes more sense for you to purchase as soon as possible.

Think about it this way, assuming a rental of $2500 per month for a 4RM flat in the East (and it is very hard to get such a unit now at this price, $2800-$3000 is a more realistic budget), that makes it $30k a year on rental. 2 years of rental means it will set you back $60k. Do you think that the HDB flat prices will drop $60k over the next 2 years? For a $500k flat to become $440k in 2 years time?

Hi,

1) Buying a home is always better to do it earlier than later.
2) Especially you are buying an HDB flat. You must stay in for at least a minimum of 5 yrs (MOP) anyway. So properly the earliest changes would be 5 yrs later.
3) You will need 25% cash for the down payment if getting a loan for 75% is not a problem. Down payment of the 20% portion can be in cash and/or CPF.
4) The hefty amount on the down payment is always a major concern for a lot of buyers, especially in your case, where you are subject to 5% ABSD.
5) You will have to settle for smaller units or flats not as convenient as those located in the prime areas especially those in proximity to MRT stations and malls.
