  Hello, Briefly, I am interested in this property so here are some questions for me to clarify. Question 1, What is the floor level? (Although I see this is a low level unit, a 2nd floor onwards is preferable.) Question 2, I see this unit is fully furnished but does it come with a sofa? (As this is not mentioned.) Question 3, Can you include the following in the rent by adding additional charges to it? (As one package) - Electric utility expense (bill) - Internet - Air conditioner cleaning fee once every 3 months (Is this mandatory?) - Utility bill - Water bill Thank you for you reply in advance.   I am new in Singapore. I am about to start looking for an apartment. Can you please tell me how it works with agents and their fees. I read online that if the tenancy is for SGD 3500 or more per month and the tenancy is for 2 years or longer – then the owner pays the 100% of the agent’s fee, and the tenant pays nothing to the agent. I also read that if the tenancy is for SGD 3500 but only for 1 year then the owner pays 50% of the agent’s fee and the tenant pays 50% of the agent’s fee. Separately I read that if a tenant replies to an agent’s advertisement of an apartment then the owner pays the agent’s fee. But if a tenant contacts an agent and asks the agent to find them an apartment, or show them what they have on their books, then it is the tenant who has to pay the agent’s fees. Can you pls tell me if each of the above statements is true. Can you please advise me further how the system works in Singapore, and what else I should be aware of when searching for an apartment.   I am moving to Singapore in 2 weeks time. In order to rent an apartment do you/owners accept an "In Principle Approval Letter" from the Singapore Authorities or do I need to wait until I have obtained my "Singapore Employment Pass" card. The Singapore Employment Pass card takes approx 5 working days after my arrival. I hold a valid "In Principle Approval Letter" and would like to move as fast as I can. Do you accept "In Principle Approval Letters instead of "Singapore Employment Pass" card. Thanks you..
