1-bedroom (Type A and Am)

The stacks 3 and 4 of the condominium comprise a total of twenty-eight type A and Am units of 484 sq ft. These stacks are south facing and have some striking views of the sea. Besides being breezy, these units have marble walls and flooring, which diffuse leftover heat from the day and make homes feel cooler by evenings. All ceilings have moisture-resistant plasterboard with emulsion paint to avoid circulation of humid air. The layout of the 1-bedders is squarish and functional, and the dining room is big enough to accommodate a 4-seater dining table.

The kitchens have built-in high and low kitchen cabinets in laminate and melamine finish. The quartz surface countertop has a glass backsplash and a Tomal water filter system installed next to the sink.

All 1-bedroom kitchens have Bosch induction hob, cooker hood and conventional oven.

 

1-bedders also come with one Bosch refrigerator incorporated into the kitchen design.

2-bedroom (Type B1 and B2)

The first stack of the single tower condo comprises 15, 2-bedroom + one-bath units of 721 sq ft. These type B1 units have a balcony that spans the width of the master bedroom and the living room and is accessible through both rooms. The balcony is bedecked in porcelain tiles and glass barrier with a stainless steel railing.

Compared to these, the type B2 units which are 818 sq ft in size maximise the usable space of the apartment. The entrance opens into the living/dining area and there are two balconies for this unit. One balcony is attached to the living room, whereas the other is attached to the second bedroom. The second bedroom can be used as an ensuite bedroom, as bath 2 has two doors.

2-bedroom Premium (Type B3 and B4)

The last two stacks of the building comprise the type B3 and B4 units. Starting from the third storey, there are a total of seven units for each type on every alternate level. Type B3 units are 818 sq ft in size. The access to the balcony is via both, the living room and the master bedroom. The type B3 has a second bedroom with an ensuite bath. It also comes with a window in its enclosed kitchen that allows some natural daylight.

In comparison to these, the largest 2-bedroom units are the type B4 units that are 915 sq ft. These are dual-key units. This unit has a common foyer between bedroom 2 and the rest of the unit, which enables the second bedroom to be rented out as a dual rental option.

All 2-bedroom units come with Daikin wall-mounted fan coil units, a home fire alarm system, the smart home Vida Gateway device and two IP Cameras.

3-bedroom Premium (Type C1 and C1a)

The second stack of the building comprises seven type C1 units and one type C1a unit of 1,216 sq ft and 1,055 sq ft, respectively. The long balcony in these units is common to the living room, the guest bedroom and the master bedroom. The living and dining area are rectangular in shape and the dining can fit a 6-seater table easily. The master bedroom has a timber swing door at the entrance and powder-coated aluminium-framed sliding glass door to the balcony. All built-in wardrobes have laminate and melamine finish with LED lights. The master also comes with one wall-mounted Daikin air-conditioner, a television and a data point.

The Developer has thoughtfully customised the wardrobes for men and women by adding small pockets for keeping bow, ties and jewellery within the drawers.

 

Thus, the small details such as including a water filter next to the sink or customising the kitchen cabinets with trolleys to suit the many different needs of the residents make this property very unique.

3-bedroom Premium (Type C1P and C2)

A total of seven type C2 units of 1,216 sq ft are located on alternate floors in stack 5 of the condominium. Whereas, there is only one type of C1 premium unit on the topmost storey of the building is 1,281 sq ft in size. These come with a ceiling height of 6m and share a common balcony with the living, guest and master bedroom. The elongated and rectangular living separates from the balcony via a powder-coated aluminium-framed sliding door. It also comprises two Daikin wall-mounted air-conditioners, one data point, one television point, one telephone point, a home fire alarm device, one IP camera and the Vida smart home gateway device.

 

The yard comes with one Bosch washer and one Bosch dryer. Followed by the helper’s room and bathroom. The AC ledge is provided behind the yard area and has a metal screening and railing to hold three air-conditioning condensing units with surface-mounted trunking.

 

The balcony is adorned in porcelain tiles with bright motifs and has a glass railing with a stainless steel handrail. The balcony also comes with one lighting point and one weatherproof powerpoint.

 

3-bedroom Premium (Type C2a and C2P)

The type C2a and C2P are single units of 1066 sq ft and 1292 sq ft, individually. Located on the 15th and 18th-storey of the fifth stack of the building, these units are squarish in shape and breezy during most times of the day. Aside from displaying a similar layout to the type C2 units, these units come with beautiful bath and wardrobe accessories.

The baths in these units are furnished in marble floors and walls. The glass shower compartment comes with a Gessi hand shower and rain shower set. Each of the baths comprises a medicine cabinet in laminate and melamine finish with mirror, a marble vanity countertop complete with Laufen basin, Gessi mixer and Laufen wall-mounted water closet.

These units make up the last stack of the building. There are seven type C3 units of 1,582 sq ft and one type C3a unit of 1,355 sq ft in size. These units come with an additional dry kitchen across the dining area, which is large enough to fit an 8-seater dining table. The second bedroom in these units is a junior master and can easily fit a queen-sized bed with side tables. The ceiling height of these units is 3.25m, which leaves decent room for a fancy false ceiling. The living, guest and master bedroom share the common balcony, similar to the other 3-bedroom units.

 

3-bedroom premium (Type C3P and C4P)

The type C3P has an area of 1,615 sq ft and has the biggest strata area of all apartments at Nyon at 12 Amber. Located on the topmost floor of the condominium, the void area of this unit extends over the entire living and dining rooms. The junior master bath in this unit is almost equivalent to the master bath area of a C3a unit. In comparison to this unit, the type C4P is the only duplex unit in the entire condo. This unit is 1,344 sq ft in size and divided between 2-storeys. The lower storey comprises a living, 6-seater dining, master bedroom, two balconies, a guest bedroom and a third bedroom. Whereas, the upper storey consists of the junior master bedroom and a third balcony.

Every unit in the condominium moves from an enclosed to open space. The open spaces are either in the form of balconies or additional windows outside the main window that open the folding perforated panels to add more room and light into homes.

Nyon: Price:

At the time of writing, the current average psf price per unit is $2,200. Nyon is situated in a customary popular locale and there are many new developments slated to come around Meyer road and Amber road in the next two years. The prime reason for these developments is the closeness to the upcoming TEL, that will connect residents on Amber and Meyer road to all major hubs in the city. 

However, amongst these, Nyon is the closest to an upcoming MRT on the TEL. But other nearby developments like Meyer Mansion and Parkway Mansion, offer 130 to 200 units at the plot ratio of 2.8, same as Nyon. The current PSF land rate for Meyer Mansion is $1,580, whereas for Parkway Mansion is $1,536. These condominiums pose a competition to Nyon.

Nyon: URA Master Plan:

With the relocation of Paya Lebar Airbase after 2030, the airbase and its surrounding industrial developments are progressively being transformed into highly liveable and sustainable new towns.

According to the URA Master Plan, walking and cycling will be prioritised around two new TEL stations close to the Bayshore at ECP. Residents will enjoy greater convenience with a range of community spaces, offices, smart work centres and residential developments, facilities, and fun options at East Coast Park within close proximity. 

Besides, home to major employment hubs like Changi Business Park and Changi Airport, the East will welcome more jobs in the IT and aviation-related industry clusters at Tampines North, Pasir Ris and Changi. This will boost residential investment in the East, which is already a very popular residential area amongst Singaporeans, PRs as well as expatriates.
