Springleaf Residence

Springleaf Residence will be the first development to shape the transformation of the Springleaf neighbourhood. It marks the start of URA’s long-term housing vision for the area, which includes around 2,000 new homes and expanded nature-based recreational spaces, supported by improved accessibility following the opening of Springleaf MRT station in 2021.

The location of Springleaf Residence is one of a kind in Singapore, nestled amidst multiple nature parks, swamp forests, and reservoirs (see drone footage below). With such close proximity to rich biodiversity, GuocoLand has envisioned a development that coexists harmoniously with its natural surroundings while promoting wellness-centric living. Springleaf Residence will be the first residential project in Singapore to adopt a “biodiversity-sensitive” design approach. This means specific areas of the development are thoughtfully planned to minimise disturbance to wildlife, respecting their natural behaviours and habitat boundaries. Additionally, the building blocks are strategically oriented to provide residents with unobstructed views of Springleaf Forest and the Central Catchment Reserve.

The site itself is expansive, with 77% of the land dedicated to landscaping and wellness facilities—promoting wellness living among residents and reinforcing the connection to nature. Nestled in nature, the development remains highly accessible. It is just a 2-minute sheltered walk from Springleaf MRT station on the TEL line, one of Singapore’s most well-connected lines. Residents can travel directly to major destinations such as Woodlands Regional Centre, Orchard, the CBD, and East Coast—all on a single train ride. With the future extension to Changi Airport Terminal 5, the TEL will also offer direct access to international travel. Additionally, the upcoming Johor Bahru–Singapore RTS will allow residents to reach JB in just 15 minutes, further enhancing cross-border convenience.
