Home prices in Singapore, whether for new sales, resales or rentals, are determined by the distance from an MRT. Though that is still a factor at Newton, it does not weigh so heavily as in other areas.

One reason for this is the small area, where nowhere is particularly far from amenities. Additionally, being next to Newton MRT also means you are near to the large road junction which some won’t see as ideal.

Finally, there is the Orchard Road Factor. The most expensive and sought-after properties may be further from the MRT but closer to Orchard, hence offsetting the price differential.
