Upcoming homes in Boon Lay
In the recent BTO flat launch 2019, there were a total of 1,374 BTO flats launched for sale in Boon Lay called Boon Lay Glade and Jurong West Jewel. Prices ranged from $95,000 for a 2-room Flexi unit to $385,000 for a 3 Gen unit.
Residents of the upcoming BTO flats can enjoy living a stone throw’s away to Jurong Lake District, Jurong Innovation District, Tuas Port, Nanyang Technological University and the KL-Singapore High Speed Rail terminus. The area is also home to the famous Boon Lay Nasi Lemak Power and is located within easy reach to Jurong Point and Jurong Lake Park. Thus, it is no wonder that Boon Lay Glade and Jurong West Jewel were oversubscribed by 3.9 times.
There was no launch of new condominiums or executive condominiums (EC) in Boon Lay in the past 12 months. However, URA’s Draft Master Plan 2019 showed that there are plans for the development of commercial and residential buildings next to Boon Lay MRT station and a residential project at the junction of Boon Lay Drive and Boon Lay Way. Therefore, home buyers should watch out for the tender announcement under the URA Government Land Sales programme.
Looking ahead, the supply of new homes in Boon Lay and Jurong Lake District will likely be limited due to the scarcity of land in the area. This will likely give a healthy price appreciation for homes here as the development of the Jurong Lake District, Jurong Innovation District, Tuas Port, Jurong Regional Line and the KL-Singapore High Speed Rail terminus will make the area highly in demand.
