  European feels

  Be the ruler of your home at our very own French-inspired Versailles condo at Marine Parade. okay i mean it was grand when it was just built in 1994 and i moved in, now it's feels more dated. but it's a good freehold, and the convenience location just keeps improving with all the MRT connectivity over the years. i think it is nice albeit old. cosy, convenient and feels safe here.

  unhurried feels

  at Versailles condo, i am at the pinpoint of two mrt stations, Dakota (food centre, neighbourhood vibes) and Paya Lebar (interchange with malls and offices). feels nice to be at city fringe where everything is within grasp but i'm not at the crowded vortex. maintenance can be better it's true. but that comes with the territory of an aging property. birds like to visit, so must remember to close the kitchen window else they will come look for my food. cute... on the other side, there is a street, which might have constant traffic noises. environment is breezy too. everyone here is very private, nobody is in my face. that's good.

  boutique building

  Versailles Condominium is a boutique dev with just a few units, low density living, good for exclusivity without the frills. price is affordable, due to age and old facilities and somewhat cramped units. but it is extremely convenient. i work at Paya Lebar so i can easily walk to work. at night, supper at Geylang area, and morning/lunch is mealtime at Old Airport Road. just 10min drive to the city or to the beach. nice park connectors too. lovely if you don't need shiny and new things.

  Location is no good. The road lead to condo i

  No facilities, cannot consider as condo status. Profile of residents or tenants there more of D14 (Geylang) than D15. Can find drinking bottles laying on the floor. Noise and rowdy at night. Definitely a no. psf hard to cross $1000, any new buyer paying above this, will need to think twice on exit. Geylang factors presses down the psf.

  Odd shape layout, no facilities

  The price never move up for the last 10 years. Units are very dark with no sunlight. At night very dark and dangerous to walk home alone.

  Enbloc failed due to high asking

  Near Kong Hwa school only. Utimately Geylang so psf hardly move up. Investors looking for enbloc sites do note, back in 2013, the ppsfppr is only 8xx. Develop charge 16.x mil. Long walk to Dakota mrt

  Super convenience and value for money

  5 mins walk to Dakota MRT (Circle line) and Paya Lebar MRT (East West line), 24-hr supermarket, upcoming retail and commercial buildings One KM and Paya Lebar Square. 3 mins drive to Sports Hub and 10 mins drive to Suntec City, Raffles Place or Bugis. Only has small pool but clean environment and quiet neighbours. Can jog at nearby rejuvenated waterway.
