Small unit with good layout
After seeing numerious of small condo units around Novena and Balestier area and chanced upon this condo. I was really impressed with it's layout. Unit layout is well-thought offering a proper kitchen space which is tucked away from living hall and is not visible when opening the main door! It's a perfect blend of functionality n comfort, making the unit more spacous! A great choice for anyone looking for a cosy yet well equipped living space! Beautiful unblock view and super windy! -

The plus points are its freehold, competitive
The plus points are its freehold, competitive psf of about $1300-$1400, near district 11 and modern looking. Minus point is that it is 15 minutes walk to Novena MRT station and no immediate amenities -

Accessible and close to city
Conveniently located with many food options around the area. Walking distance to the supermarket, two food centers, and a few bus stops from Novena MRT. Quiet part of balestier, though there's occasional noise at night from moving vehicles. Indoor swimming pool with Jacuzzi- water can be cold at times. -

The Tier - 1/10
The Tier Condo is not recommended. 1. There are issues with the water tank/ gas pressure level. We had called Citygas/ Aircon Maintenance personnel to take a look at the gas pressure level, and it was too low. It seems that when your neighbors are showering, you cannot shower because 4 households are sharing 1 gas tank, you will have very little water coming out of the shower tap or the water just stops during your shower. Also, the heater keeps sounding loud alarms even when the water is cold. You can even hear the alarm when your neighbors are showering. The best time to shower in peace is 2-3am, when everyone is sleeping. 2. The condo is very dusty, even though we closed the windows and door everyday. I cleaned the house every single day. Sometimes, you will also find weird insects appearing in the house, eg. green beetle, silverfish, yellow fly. We had many drain flies in the bathroom when we first moved in and after our own investigation, we realized that these flies came from the pipes in the bathroom. As long as you shower, the flies will enter your room through the pipe. Everyday, before we start to shower, we have to kill the flies first. 3. The gym is pathetic; only the treadmill works. 4. There is a slope at the entrance gate and I slipped during one rainy day. I asked the management if they can place the anti- slip mat on the slope. They did not follow up. It has been 2 months. 5. The loud traffic comes from the lamborghinis and ferraris which are often racing along balestier road. Pegu Road is at the U-turn junction and hence, it is an accident-prone area. 6. During rainy days, the rainwater will seep through the window sill in the bedroom even though the windows are closed. I am always placing cloths at the ledge to soak up the rainwater. I rented the place because it looked presentable. All these problems surfaced only when you start to live in the unit. -

Traffic noise 24/7
Please think carefully before considering moving in to this condo. Even with windows closed and cardboard over them you will hear heavy traffic noise from Balestier Road and Pegu Road inside the apartment and bedrooms. Loudest engines begins late at night. Many vehicles also visit Pegu Road at night. Also parking not covered so lower levels hear all resident cars entering and leaving premises. It can become stressful. I have lived 2 other apartments at Balestier and not noisy with traffic engines like this one. Apartments inside are light and good balance of space, but are poorly designed to use. Kitchen in particular – faucet and cooker just resting in the top surface with no fixing or sealant so water leaks into cupboards below, sink fixture too small and difficult to use. For our residence time balcony always dirty due to nearby renovations dust. Also many curtains on light windows can mean expensive dry cleaning cost if you rent. Facilities are basic compared other condos. Lap pool is indoors on level 2, very narrow and cold water but OK for 1 person for fast exercise. Bubble pool the same very cold water so nobody will want to use it. There is no BBQ pit but very old rusted stand BBQ on (nice) roof terrace, also no basin unit up there, only hose. Seems a lot of time no guard in security box. Apartments look nice until you live there and regret. Because of traffic noise in particular. This area not accessible walking to any MRT but good choice of bus service from Balestier Road to central areas. -

Poor access to MRT
As with properties in balestier, residents have to cope with congested balestier road (with NO bus lane) during peak hours. Try walking to Novena MRT in the hot sun or rain, walking up and down the slopes..OMG, wet all through, -
