    Great Green Living

    Bought an investment property here this month... best buy after searching around Pasir Panjung for last couple of months... for its price and MRT , right at its door step.. The best stack facing the greenery.. amazing find.

    Review

    I used to own a unit in this property. I have sold the unit about a year ago and have since moved to another condo in the vicinity. Reason for selling is that we needed more interior space as the rooms and kitchen were too small compared to other projects of similar type and price. I didn't manage to sell the unit at the price I wished to, but a more realistic price of $12XX psf. I guess buyers these days have done market research before making their offers. Nevertheless I still made a decent profit from the sales. I have since noticed the price trend is dropping further probably due to better value projects and weaker demand. Although the MRT is nearby, but having no eateries or shops in the vicinity is a real inconvenience. Since we drive and rarely use the MRT, having amenities nearby is definitely more important. Also, due to the small number of units to support the facilities and fountains, the maintenance cost is high (you will also need to consider sinking funds when it comes to painting and major repairs). Units facing the port might be noisy at times and units facing the trees gets noise from the birds with mosquitoes and insects visiting you once in a while.

    The Peak @ Balmeg

    I have been staying in this property for about 2 years as a tenant. My lease is ending soon and having stayed in this area for some time, I have considered purchasing a 3 or 4 bedroom unit in this property. Here’s my most honest opinion of this property: Pros: - One of the newer projects in this vicinity, about 5 years - Full condo facilities like steam room , club house and tennis court - Relatively spacious plot - Convenience of MRT Cons: - Currently, the asking prices are ridiculously high, at about 30% more than the average of $1.21k psf of URA recent transacted rates for this property. No serious/genuine sellers at the moment. - Small interior living spaces at the expense of the large outdoor balcony which took up 1/3 of the floor area. - No amenities nearby i.e. supermarkets/market/ eateries/malls - High monthly maintenance cost, likely due to many water features - PSA port is in the midst of shifting over its fleet of giant cranes and will be operating opposite this property until 2040, so expect noise and dust. - Quite a lot of mosquitoes and other insects So based on the above considerations, I am opening up my options of looking for other units in the vicinity with bigger interior living spaces and amenities (i.e. eateries, supermarkets).

    Unique Landscape, Freehold, MRT at doorstep

    I've walked into this condo last weekend.. It has given me a very good WOW feel on the overall atmosphere of the place. Instead of packing residents into tall towers or skycrapers nowadays, there's only 180units here occupying a reasonable 180,000sqft land area. By having a tennis court justifies my above-mentioned point. The extensive usage of water ponds and various types of natural greenery such as real coconut trees, bamboo trees,Palm trees, flowers etc.. tells u that this is not a sloppy project. The haw par villa MRT station is really really at your doortstep, Im not exaggerating. And it took me only 10mins to reach VivoCity basement foodcourt by MRT train. And by car, 10mins to Shenton way or Robinson road. Its definitely not for those who prefer buzzing neighbourhood and enjoys crowded road traffic. Its really true that you will only hear the ship horn and chirping of the birds on the trees during any lazy afternnon. And during the night, if you sit by the infinti swimming pool, one may mistaken it as an extension of the sea due to parallex error of the eye. The overall theme of the project is resort style-oriented and really gives you the holiday-effect & ambience. Lastly, its a Freehold project and the other edge of the sword is the price, which easily kill any average HDB upgrader's budget.

    Nice but small

    Condo has the wow factor with beautifully landscaped pool area, stylish clubhouse and immaculate units with nice finish. Very convenient location on top of Haw Par Villa MRT. The large balcony almost sealed the deal until we realised this was at the expense of the inside space. Disproportionately small living space and the kitchen was so tiny; cannot fit more than one person in there at a time. Some units are also rather overlooked; you can see right into your neighbour's place. We felt it would be like living in a goldfish bowl. So overall, nice if you're single or a working couple but a bit impractical for those with families and maids to house.

    Not worth the price

    Interior space - too small. Exterior balcony - too big, $$ wasted on external. Asking price - too high, reasonable price at current market should be maxium $1000PSF due to location - not within any good primary / secondary school Check the caveat for first owner - average $700 to $800 psf for most units, $900 psf max for few units transacted at this price only), current asking of above $1000psf is not worth the price, especially when Tanjong pagar port shifted to the new reclaim, it will be very dusty and full of cranes.

    Hilltop Condo

    Went to see the place and I thought this is a one of a kind development. Very interesting and tasteful landscaping and the property is sitting on a unique piece of land on high ground. Location is good, just walk down and the MRT station is just there! I also realize just how near Balmeg is to town after a short drive to CBD. Previously Pasir Panjang area was out of my radar. The units have a spacious layout but I felt the rooms are a little small. Good quality furnishing with nice facilities and I believe MCL gives good quality stuff. Lots of agents rave about the seaview here but frankly I dont think this is anything to shout about due to its proximity to Port. In the nutsehll, this is a quality development in a good location but present owners are asking for high prices.

    Luxuries & Spacious Development

    The Peak@Balmeg's ambience and architecture simply looks very fabulous and luxurious with beautiful marbles and so liveable. It is love at first sight despite the rather unassuming entrance signage which appeared somewhat drab, belying the rich interior designs and layouts. Every picture we took looks like a page from a hot design magazine, just so beautiful and picturesque. For the key ceremony, we went to the clubhouse lounge. We loved the dark marble flooring - so wonderful. To the left we see the vast expense of beautiful, rippling blue water in the big swimming pools flowing over the distant pool edge. On the right of the lounge we see a large cascading waterfall. The landscape and outdoor features were tastefully made up with various flora and water-ways generously bubbling and flowing throughout this luxury condominium. We found the sense of spaciousness and the pervading breeze especially inviting to spend time lounging at the many pavilions and exercise areas. You would love to stroll outdoors to admire the water features and garden landscape as well as listen to the birds and crickets, as well as the occasional fog-horn of ships, reminding to also look out to the sea-view. Fantastic. This is truly a place of tranquilly, comfortable home to stay. I certainly call this place 'My Home to Stay". I just love the Peak@Balmeg. Do take the opportunity to come by and enjoy.
