    Ceylon road near Indian Temple

    Noise is generally not a big issue from the temple. Usually about 10min am and 10min pm. At night after 8pm, this area long Ceylon Road is usually quiet. Street lights are sufficiently bright for residents to walk. However on weekends, there will be inconsiderate drivers who tend to park along double yellow line outside the temple which slows down vehicle passage. LTA officers are frequently there to ensure these vehicles move off but still do not completely solve the problem. Otherwise very convenient. Has a NTUC finest just across the road at Katong V and i12 katong is nearby. The new shopping mall The Flow is up and coming.

    A pleasant place

    Spring is definitely not noisy! Ask the security guard yourself as they are sitting there 24/7. They will tell you only some noise at 7am for 10mins then stops for the whole day. Nowadays temple are modern with air-con prayer rooms and more considerate than in the past. Now the only problem I see is the construction noise from The Red House. But apart from this, the location is fantastic. 5mins walk to parkway, i12 katong. And the newly opened Katong V 3mins walk away has a very big Fairprice Finest which I really love!! Not to mention the yummy eateries along east coast road.

    spring @ katong

    decent location, but not that nice due to proximity to noisy indian temple. the road leading to condo always got illegal parking, and jam can get real bad depending on temple functions. nice long lap pool. no privacy as units facing each other. a lot of construction going on for the east coast road houses and they are very near the condo units. expect a lot of noise and restaurants exhaust smell. selling at high price due to location but seriously with the indian temple there, they should be looking at a cheaper selling price than telok kurau.

    Traffic jam & Noise pollution

    Cant wait to move out. thats all I can say... Temple cross the road is very noisy all day from 7 AM to 10 pm. Also what every one mention about the traffic jam and those vistors parking every where is so true.

    Pleasant surprise

    I have been staying at this development for about a year and it has been pleasant so far. Proximity to amenities such as shopping, supermarket, schools, restaurants/hawker centre and good transportation (direct bus to Raffles Place/Orchard) are the big pluses. New mall along East Coast Road (<5 mins walk) expected to be completed late-2011 will add more shopping/ supermarket/restaurant choices as well as a cineplex. Traffic along Ceylon Road can be unpleasant at times (due to inconsiderate laksa customers and temple-goers who illegal park) but I think earlier reviewers exaggerate about the time taken to enter/exit the development. I use the road at various times of the day but have never been held up for more than 3 mins to enter/exit even during peak periods, usually during lunch time. To me the temple “noise” is a non-event – the humming of my aircon is louder. The neighbours are friendly with 50/50 mix of owner occupied and tenanted. Tenants are mainly young European expats families. Facilities-wise it is one of the best for a development of this size in the vicinity. Good size lap pool as compared to so-called koi ponds disguised as swimming pools at smallish developments (20-25 units) in Katong/Telok Kurau area. The gym is moderately equipped and under-utilised. One of the rare development of this size to have a security guard which in my opinion is good to have, especially since most of the residents are working professionals who are out in the day. Price-wise it is reasonable as compared to neighbouring developments - $150 psf less than Malvern Spring (TOP 2004) and $600 psf less than Moda (expected TOP 2012).

    Consider carefully

    as a ex-owner, I have mixed feelings about this estate. The convenience to PP mall & eateries is a well-known aspect, but it brings cooking smell from the back kitchens & noise from the pub. Illegal parking from temple visitors & patrons of eateries nearby means we can't exit or enter our own gate at times & this is extremely frustrating. The noise & congestion from the indian temple & nearby church is not visible with a 20 mins viewing. It took us months to sell our unit & we have to exit at below market value. I would advise prospective owners/tenants to consider carefully and weigh the pros & cons before you make the decision.

    Think Twice

    I was an ex-owner. We have lived in this estate for close to 3.5 years before we shifted out recently. I must say that the location is very convenient, given it is only a short walk to Parkway Parade and food places. However, please look around the estate for the other killing issues. The top issue being the famous temple right opposite the main entrance. This temple is always busy with devotees offering their prayers day and night, wedding functions, etc...and just imagine their car parked illegally along the narrow Ceylon Road. Many times they even parked right outside the entrance/exit barriers! This traffic congestion issues is further worsen by the famous Katong laska next door. It is a challenge to leave home during lunch and dinner peak hours as sometimes it takes us more than 15 mins to simply drive out fr the main gate to the main road...although by walking, it will probably take one 2 mins (its that bad). We wrote to LTA, traffic police, etc, etc on numerous occasions but to no avail. Someone mentioned that the back lane and drain is always dirty..and I have to say this is very true. Given there are so many eateries along that area, cleanliness is really unbearable. If you take a stroll within the estate in the evening, you might even spot rats near the cleaner's store room where the rubbish bins are kept. Above all, this estate is poorly maintained. Common areas are not upkeep to expectation and it is common to see crack lines everywhere. We love the location of this condo, but due to the above issues (and many more), we have made a decision to move on. Buyers, please look around carefully and judge for yourselves. Good luck!

    Beware

    Don't be fooled into renting or buying. The Temple across the road is often noisy with loud drumming, horns, singing. It starts with bells ringing EVERY SINGLE MORNING at around 7am and the initial music and singing goes for approximatiely 20-30 mins with a break before starting up again, on and off, for ALL DAY or MOST OF THE DAY especially on 'special' religious days, Tuesdays, Fridays and most weekends. Soon after we moved in there was even a 24 hour period when the music, singing, dance troupes, devotees coming and going, DID NOT STOP and there was NO prior notice given of this. Made for a very tiring, frustrating night. There are many more nights where weddings and other funcitons which go on to at least 11pm. Heavy parking up and down Ceylon rd makes for insistent car horns, loud laughter and talking, and the occasional roaring motorbike, from guests leaving a late night funciton. With the design of the condo, some units don't hear alot of the temple noise on a daily basis especially when windows/doors aren't open, but those in front facing the temple get it all and it is amplified the higher up the unit is, regardless of whether windows are open or not. The breeze is the best feature of this condo so it is a shame to shut everything up at the end of the day to try and get some relaxation time. The Temple noise and lack of consideraton for others is by far the worst feature. Do not be fooled by walking by it once or twice when things are relatively quiet. Be assured, those times are a rarity. We were misled before moving in about the noise level of the temple, and the frequency, and naively didn't think a temple was legally able to carry on the way this one does. ASK questions of anyone you see at or around the condo to get a true picture.

    Nice Location

    The location is nicely situated across roxy square and the upcoming new katong mall. Plenty of eateries just outside along east coast road. 15mins walk across to parkway parade via roxy makes it very convenient. There is an indian temple across the road but that does not pose any problem and most of the time its relatively quiet with the exception of a few festival celebrations yearly. Traffic in general are okie in weekdays, during weekends can be tricking during lunch hours and evening dinner time. Good mix of locals and expats in this small community.

    Traffic jam & Noise pollution

    We moved out recently, buyer own stay, bewares: - poor hygience (very near to eateries and the small lane & drain is very dirty and mosquito infected - the noise from the nearby temple can be unbearable. My unit is at centre lane but the daily noise is unbearable.. - some children are also very noisy and inconsiderate parents, eg did not educate children/maids not to litter near common area and dry their feet before entering into the lift - we already witnessed few quarrels between residents and outside car users when residents could not move their vehicle in or out due to congested lane outside the condo..the tiny small Ceylon rd always jam and full of illegal parkings...worst still the famous Katong laksa is just next to it, making hungry eaters park their cars illegally and cause the traffic even worst!
