Convenient with high rental yield
I have stayed in Regal Court for 5 years. The MCST is very responsible and did a roof overhaul and also they clean the pool very often. The facilities is simple and that is why the maintenance fee is Low (less than $200 per month) so you do not have to pay for facilities you do not need. And they allow for 2 cars per unit. Given its proximity to good schools and also to market and food centre, as well as near to PIE and CTE, this place is prime to be one of the most convenient and central spot one can find at current price. Because of its convenience, and there are so many buses you have a choice of nearest MRT at Novena or Toa Payoh in 10-15mins ride else you can almost find any bus to get to where you want to go. Lastly, Balestier and Whampoa Food Centre is one of the locations where it is a food heaven for those who likes good food at affordable prices. The local food here is one of the best you can find in Singapore. And lastly, you can find 3 NTUCs around the area - 2 within walking distance, 1 of which is 24 hours and another 2 bus stops away is NTUC Finest at ZhongShan Bldg. So well, it's a place to stay and for rent. You choose. :-) -

Agree with first poster - showing itsage
Viewed 2 units recently. One of them showed did show some leaking in the bathroom. The underground carpark is quite scary, not well lighted and has puddles of water here and there. Both units that i viewed faces the front which can be quite noisy if you keep the windows open. The exterior is pretty meh. Its probably not worth the current asking prices because of the exterior conditions and also factoring the renovations one has to do. Transport wise is limited to buses, although you may transit at Novena MRT. -

Showing its Age . . .
I lived at Regal Court for 4 years. I found that the building is beginning to show big signs of wear and tear. I had problems with leaking ceilings, which apparently is quite common. The lobby area is a bit shabby and the pool more like something from a personal backyard. The location is quite near buses and shopping centre, but can be quite unsafe at night. Not recommended. -

Value for $ for its Excellent location
Regal Court is a mid-sized apt located amidst Balestier district where many good food can be found (Loy Kee Chicken Rice, Bat Kut Teh, etc). The Whampoa wet market , shops, Shaw Plaza, cinema and 2 NTUCs are also just within 200-300 meters away. There are also many public buses available if you do not drive. Travel time to Orchard is just 20 mins; Novena Sq/MRT and Boon Keng MRT -10 mins; Shenton way - 30 mins ride away. Its only -ve pt is the pool size - its small and is only good for a dip and there is no gym. But overall, its value for $$ given its convenience. -
